Many real estate agents tell me they often use chat GPT, or similar AI tools.
And there is no doubt that ChatGPT and AI can deliver benefits for real estate agents but there are limitations.
Still, in fairness to the agents, let’s look at the benefits of ChatGPT and AI. And yes, there are many.
Real estate agents say these tools help them automate lead generation processes, even when they’re off the clock. These handy chatbots can gather essential details from buyer leads; such as budget, property preferences, and contact information, giving you the tools to nurture relationships and convert leads in a far more effective way. These chatbots powered by GPT can engage with potential clients on real estate websites or social media platforms, capturing leads by answering inquiries and providing property information.
The AI chat tools can also handle basic customer inquiries, schedule appointments, and provide information about properties, freeing up their time for more complex tasks.
A real estate chatbot can meet customers’ needs for quick responses and constant availability. Many people browse the internet during the evenings and even at night and often seek answers to their queries. With the real estate chatbot, customers can receive immediate and actionable responses without waiting long. The real estate chatbot can also answer questions about property listings, prices, availability, sale or rent conditions, transaction procedures, and other property-related details. These chatbots can also analyse user preferences through interactive conversational interfaces. This enables them to gather information on location, budget, property type, and preferred amenities.
Based on the collected data, the chatbots can provide personalized property recommendations that match the user’s search criteria.
AI chat tools also allow agents to provide round-the-clock assistance to clients, even when they are not available personally. In an industry heavily based on customer interactions and service, accessibility and prompt response times are crucial. Clients appreciate immediate and comprehensive responses to their inquiries, which could ultimately seal the deal in property transactions. This is where AI, with its 24/7 support capabilities, has revolutionized customer service delivery in real estate.
By automating routine tasks such as answering FAQs or setting up property viewings, agents can use AI to focus on high-value activities like negotiating deals or building client relationships.
AI can automate many tasks that are currently done manually by humans, such as property valuation, underwriting, and due diligence. This can free up human workers to focus on more complex tasks, such as building relationships with clients and negotiating deals.
So I know AI is here to stay and it’s changing the real estate industry. But there are problems. Take for example a conversation I had with one real estate agent, let’s call him Horatio Smith (I have changed his name) who operates in NSW who had responded to my Meta ad offering my copywriting services for real estate agents. This bloke claimed he needed writing expertise. But when I called him, he told me he didn’t need my writing expertise.
Why had he changed his mind in just 6 hours?
Because he said he was already getting heaps of sales using ChatGPT. He was oblivious to the problems of using ChatGPT in real estate. He obviously didn’t care about these problems, like basic customer service. There are some cowboys in real estate, as there are in every industry. Smith was a cowboy.
As an experienced copywriter who knows the real estate industry, I can help agents work with ChatGPT and AI.
AI chatbots sometimes struggle to accurately understand complex inquiries or provide tailored responses. That can lead to misunderstandings or frustration for clients. The bottom line in real estate is that the agent has to talk the language of the vendor who wants to sell the property, call it their home, to someone who will take the same care of it that they did. Or they need to talk the language of the buyer who is looking for property. AI and ChatGPT can’t do that.
As an experienced copywriter who understands the real estate industry, I can vet the AI to provide that service for clients.
AI chatbots may experience technical issues, such as bugs, glitches, or downtime, that can disrupt the service and frustrate the customer. Bugs are important reminders to be careful about the sensitive information shared with ChatGPT. “Please don’t share any sensitive information in your conversations,” warns an FAQ on OpenAI’s website, which notes that the company cannot delete specific prompts from a person’s history, and that conversations may be used for training. I can provide service for clients during downtime.
There are also legal and ethical issues where AI tools must adhere to legal and ethical standards, especially in industries like real estate where sensitive information is involved.
In real estate, AI systems rely on vast amounts of data to function effectively and this data may include personal information about property owners, tenants, and buyers. As a result, data privacy and security become critical concerns. As your copywriter, I will ensure that the AI tools comply with relevant data protection laws.
Basically, agents need a human copywriter to vet Chat GPT and AI systems. As your copywriter, I can develop scripts and responses that are easy for AI chatbots to understand and convey accurately to clients, minimizing misunderstandings. Writing readable, enjoyable, useful copy is a big part of me working with Chat GPT and AI. As your copywriter, I can write templates that allow for some degree of personalization based on the client’s inquiry or preferences, enhancing the user experience.
As a skilled copywriter, I also have the expertise in business writing and a deep understanding of real estate financials, so I know how to create personalised messages that stand out and differentiate the real estate agent from the crowd. I am not mechanical like Chat GPT so I will give the real estate agent a distinct advantage over all their AI-using competitors.
As your copywriter, I will continuously monitor the performance of AI chatbots and optimize scripts based on user feedback and data analytics to improve effectiveness and user satisfaction.
To measure the effectiveness of my digital copywriting on chatbots and AI-powered tools, I can use metrics and KPIs for the AI tools. User engagement is one of them, which looks at session length, session frequency, message count, message type, message sentiment, and feedback rating. User satisfaction is another metric, which looks at customer satisfaction score (CSAT), net promoter score (NPS), customer effort score (CES), churn rate, and retention rate.
Additionally, user conversion is a metric that measures conversion rate, completion rate, abandonment rate, revenue, and ROI. Finally, user retention looks at retention rate, churn rate, lifetime value (LTV), loyalty program participation, and referrals. I vet the AI systems with those metrics.
Furthermore, clients often appreciate personalized interactions. AI can’t do that. As one mortgage broker recently told me in an interview, (Passcode: Xcc.7krS) “What I find is that customers want to talk to a person and knowing there is the security of a person to help them navigate what is a really important step for them in taking finance and AI can’t replace that.” I help mortgage brokers communicate with clients through blogs and newsletters. I also do that for real estate agents.
By offering my copywriting expertise to real estate agents, I can help them harness the power of AI chat tools to streamline their communication processes, enhance client interactions, and ultimately drive business growth.
